We offer a bespoke service as no two properties are identical.  We respect the individual expectations of our customers.
 
We aim to ensure your property complies with up to date landlord legislation;  here are some of the things we would achieve as standard.  This is by no means an exhaustive list:

  • Organise an annual Gas Safety Certificate
  • Arrange electrical tests and Energy Performance Certificate as necessary
  • Oversee a start/end of tenancy clean
  • Organise an inventory and check-in report
  • Meet-and-greet tenants on check-in and provide a tenant information pack on each property
  • Collect the rent if required
  • Be the point of contact for tenants at any time ensuring tenant queries, issues and urgent problems are dealt with efficiently and quickly
  • Supervise deliveries and maintenance work during and between tenancies
  • Maintain good communication with landlords at all times
  • Carry out inspections as determined by the landlord, and provide feedback
  • Liaise with tenants at the end of tenancy to ensure a smooth handover, to include arranging a check-out report
  • Confirm with tenants that all utilities are no longer in their names
  • If the property is vacant, arrange for heating to be on intermittently during the winter or for the appliances to be disconnected
